Brunswick Social Housing
The Brunswick Social Housing PFI project was delivered across a nine-year phased construction programme and comprised:
• Demolition of 294 unsatisfactory homes;
• Refurbishment of 625 council homes;
• Construction of 140 new council homes, a 60 apartment Extra Care facility, 300 homes for sale, new roads and facilities including shops, community allotments and a central neighbourhood office.
The project achieved Financial Close in December 2013 and the construction phase completed in March 2021. The Principal Contractor is Vistry Partnerships Limited, the FM Contractor is Mears Limited, and the Housing Management contractor is Onward Housing Limited.
The EMS team – based locally in Manchester – has successfully navigated a complex interface of refurbishment, new build and infrastructure improvements. The General Manager on the scheme, who previously worked at Manchester City Council, has resolved a number of high-level issues to mutually acceptable conclusions.
Examples include cladding suitability, fire stopping defects, construction delays and dispute resolution. In 2016 the project won the Top 60 “Best Regeneration Scheme of the Year” award.
