EMS has been involved in this project since Financial Close, providing Employers Agent services to the SPV during construction and SPV management services to date.
The Mount Oswald site includes 24,901m2 of internal floor area, split across two colleges, with a total of 992 bedrooms and associated kitchen/diner facilities provided within blocks of townhouses and cluster flats. There are also Heart Buildings associated with each College, comprising canteen and bar facilities as well as office accommodation.
Employers Agent services during construction included the administration of the Reviewable Design Data process, variations and negotiating collateral warranties post Financial Close, as well as undertaking regular on-site health and safety checks and programme reviews.
The construction phase of the project was delivered on time and within budget. The programme delivery benefitted from the use of off-site manufactured pre-cast concrete floor slabs and wall panels, facilitating speed of installation and ability to make the buildings water tight rapidly, thereby enabling internal trades to progress without delay.
The project has been nominated for several awards and won the 2021 'Constructing Excellence Northeast' Project of the Year.
